What refinishing does

Years of shoes, sun, and cleaning wear the finish off a hardwood floor. The wood underneath is often still sound. Refinishing removes the old finish, levels the surface, and coats the floor again so the grain shows and the room feels cared for.

It is also the moment to change the color. A stain goes on the bare wood, then the clear finish goes over it.

When homeowners call

  • The finish looks dull, especially in doorways and in front of the sink or sofa.
  • Scratches have cut through to bare wood.
  • The color has gone orange or uneven, and you want it closer to the trim and cabinets.
  • An older floor still has life in it, and replacement feels like the wrong expense.

Whole-room sanding is for floors that need it across the room.

If the finish is only dull and the wood is still protected, tell us. A lighter screen and recoat is sometimes enough, and we will say so if the floor supports it. Hardwood floor sanding is also available on its own when the old finish needs to come off.

How the estimate works

Usually, we do not need to come to the house to price the work. Send the approximate square footage, photos or a short video, and what you see: how much finish is left, loose or cupped boards, stains, or pet damage. If the species matters for a stain, tell us what you know and we will ask for a closer picture if we need one.

We go over the project by phone or text and explain what we recommend. Work is not scheduled until you have the estimate. Pricing uses the same standards for every customer and is based on the size, condition, and finish — not the appearance of the home.

Estimates are based on the project information provided. If the actual scope of work is materially different, we will discuss it with you before additional work is performed.

The refinish itself

  1. Rooms are cleared enough to reach the floor, including the edges along the baseboard.
  2. The old finish is sanded off where a full refinish is the right approach.
  3. Stain goes on if you want a different tone.
  4. A new finish is applied. Furniture stays off the floor until we say it can come back.

Sanding makes dust. We will tell you how we contain it and which rooms you will need to stay out of while the finish cures. Drying time depends on the product and the weather in the house. We will give you that timing before the job starts.

What helps the estimate

On the form, include the approximate square footage, the number of rooms, your town, the current condition, and the stain or finish you want if you know it. Mention pets, sun-faded areas, a previous sanding, or a floor that feels soft in one spot. Stairs and halls count — mention them if they are part of the same floor. This form does not upload photos. After you send it, we can request pictures or video by text.
